How I built 7 streams of income after the age 40 that anyone can start. And what they NEVER tell you...

how do you make income on the side what is your side hustle side gig or side business that you do or are you looking for one guys let me know in the comments below because I know that increasing income is a big part of Building Wealth so on this video I want to share with you my seven streams of income and explain to you how I built these seven streams of income after age 40. and I'm gonna share some things about these streams of income that people really don't talk much about now this video is not to brag or boast or say look at me but instead I want to help you guys realize your potential to do any of the things that I'm talking about on this video and age doesn't matter it's all about what's in your heart and what is your level of desire and I want to keep it real with you and be flat out honest with you these things are doable but these things do take work so let's jump into it now my very first stream of income is this YouTube channel right here I started this channel in about May of 2021 when I was over 50 actually now YouTube gives a share of its ad Revenue to the creators based on a lot of different factors but the one factor that means the most is views so with that said guys share this video if you get anything of value out of this video with someone who you know but I had to learn everything when I got started guys from creating and finding topics to talk about to how to get comfortable in front of the camera to where to actually look into the camera instead of looking here or looking here or looking down here I had to learn that I had to look right there to be looking directly at the camera and how to remember what to talk about what to say how to be natural how to speak up and in the right voice and audio and camera settings and then how to use YouTube right how to actually upload and all that good stuff about how to present it on YouTube now I got monetized on YouTube back in December of 2022 which was about 18 months after I started guys I do it all on my own right I write it I film it I edit it I upload it I do my own thumbnails and with over 400 videos it's a lot of work now in the last month or two I've grown tremendously on YouTube and I have you guys to thank so thank you so much for supporting this Channel and subscribing to my channel I really appreciate it and now YouTube has turned into a source of income but more importantly I'm able to spread the message about money and Common Sense principles of growing wealth and being smart with money helping Ordinary People be extraordinary with their personal finances and I mean help thousands and thousands and hundreds of thousands and now I'm helping millions and so it's turned into a side hustle to help me make some additional money but here is what they don't tell you about YouTube doing YouTube is very very hard it's extremely difficult and it's very very time consuming especially if you do it all yourself like I do but you got to be consistent with your uploads and you got to get people to trust you and and you gotta say something or do something that meets the needs of other people whether it's something funny something educational whatever it may one until I was over 50 years old either but I told myself I've been able to build up some money so how can I help other people do the same thing so I begin helping and giving back and basically focusing on servicing other people with the information that I know and I use teachable as the platform to sell those services for one-on-one coaching and mentoring teachable is very user friendly and easy to use I'm gonna put a link to teachable Below in the description box guys if you do anything well if you have a skill or Italian or you've accomplished something anything you can teach others how to do what you've done trust me there's somebody out there looking for the information that you have and that you've built up over the years you can create classes you can create courses again you can do the one-on-one coaching or mentoring but I help people do all the things that I'm talking about on this video in one-on-one strategy sessions and I earn an income from that because it's using my time now what they never tell you about doing one-on-one coaching or one-on-one mentoring it's just that that the time that you use can be pretty significant now I've done some group coaching as well and I'm here to tell you that coaching in a group setting is more lucrative than just mentoring or coaching in a one-on-one setting keep that in mind if you ever decide to do coaching but me personally I like and enjoy the one-on-one interaction that's why I continue to do it now my third stream of income is real estate guys I own Buy and Hold real estate real estate that I've had for quite a while since I was about 30 years old I started buying rental real estate but I've been doing it so long that I wanted to make sure I included in this talk because it's only been in the last 10 years or so that I've dropped down I got rid of a lot of properties and dropped down to just two properties that I own and manage so I still have a couple of rental properties so I've been managing and owning these two rental properties since after I was 40 years old so I said let's include it and those rents that I collect every month it's extra money for me real estate has been amazing in terms of a side gig or side hustle for me I don't call it a side hustle side gig I call it a side business and you can do this guys you can do real estate too buying real estate or a piece of rental real estate is something that all of us can do it's doable it is a lot of work absolutely but is it worth it in my opinion yes guys I have 80 or 90 videos on this YouTube channel about how to get into real estate and a lot of them is about how to manage your own properties you go to my playlist here and you can find all of the free videos that you can get your hands on about how to get into the real estate game there's tons of free information free game on those videos now here's what they don't tell you about rental real estate if you decide to invest in rental properties please do yourself a favor a big favor try to have some cash some money don't over leverage yourself right you got to have some money that you can get to in case and when something goes wrong on one of the properties so when I say don't over leverage yourself I mean don't get to the point where you don't put any money down on 10 properties and you're making about a hundred dollars a month on each property a hundred dollars a month on ten properties and no money or no cash is setting yourself up for potential problems down the road trust me and I won't go into all the details on this video but it's a problem that a lot of people that are in the game of Real Estate they don't talk about that now let's go to number four the fourth stream of income I have up is I have a job I have a nine to five and my current job I didn't start until I was over 50 years old now I've worked for the federal government for over 20 years before that I worked as a school teacher but since I've been with the government I've changed agencies a few times and I've gotten to my most recent agency when I was over 50. now what does this do it offers me health insurance dental insurance it's also the way I make the bulk of my money is from my main job and I've done a lot of things over the years in terms of work guys from working at Home Depot after I was 40 years old working at Eddie Bowers where I learned to fold clothes and fold shirts real well after I was 40 years old also early in my days guys I used to work at Dillard's I was a salesperson at Circuit City I worked at Kentucky Fried Chicken I was a waiter for three years I worked the concession stand at the movie theater I worked at U-Haul I did telemarketing back in the late 80s early 90s I think everybody who was a young person back then worked telemarketing so I've done a ton of things in my lifetime to earn income including everything on this list so I'm no stranger to work hard work and 70 80 hours a week guys I haven't worked just 40 hours in a week in probably decades now that's just me I don't mind working but here's the deal what they never tell you about having a job and having a side business or having a side hustle side gig is that it makes for very very long days right it cuts down on a lot of your leisure time that you have just being honest with you it's hard now when I'm at my nine to five I work at my job but when I leave my nine to five then I go do the work that I really enjoy hey if you're trying to juggle a full-time job and a side hustle let me know in the comments below I might have some words of this I do voice overs I take this gift a voice that I have and I use it to make money now I started doing that for my church about 13 or 14 years ago but then in 2019 when I was almost out of my 40s I decided maybe I can do this on my own on the side and so I started with the low hanging fruit that was out there I started on a website called acx.
com and that's where people that have their books on Amazon they solicit the services of getting their books in an audio format on acx. com and you as a voiceover artist or somebody looking to get into it you can go on there and start to read books for people and that's why I started I started doing audio books now I'm a freelance voiceover artist on Fiverr but I also have an agent and I get a little bit of work through my agent as well but you need equipment you need coaching you need a space in your home that's quiet and maybe has been treated for sound you need to learn how to use editing software and if you want to get into voiceovers you need to learn how to Market yourself and I say that guys because this is where they don't tell you about voice over ninety percent of what you're doing when you do voice over work is all auditions you're constantly auditioning all the time that's the bulk of work that you're going to be doing is auditioning now I have a video explaining how I got into voiceovers a little more thoroughly I'll drop that in the description box below feel free to check that out but if you're interested in it you can do it you don't have to have the most perfect greatest most gifted voice to be a voice over artist now let me say this guys full disclaimer one of the ways of making money that I make a tiny bit of money on right now and I'm just now learning about so I didn't include it in my seven income streams is Affiliates and affiliate marketing when you click certain links that I have in the description box below I get some sort of credit for that right now again I'm just now understanding and learning about affiliate marketing so again I didn't list that this time as one of my seven but maybe next time I do this video in six months or so maybe I'll have an eighth stream of income getting paid through Affiliates we'll see now let's jump to number six my sixth stream of income is through eBay Bay I sell on eBay and I've sold on eBay basically since about 2013 when I was over 40. I still have about 70 or 80 items for sale on eBay today and it's an income generator just last week I had to ship off a couple of pairs of shoes that sold I started doing eBay back in 2013 to help pay my daughter's way through college there was no money saved up for and she had to get scholarships and I had to do eBay and we was going to make that thing work we made it work she graduated in 2017 debt free no student loans and in about six years of selling on eBay I sold well over a hundred thousand dollars in revenue on eBay with about 50 percent profit margins so I netted over fifty thousand dollars just from selling on eBay and most of what I sold was shoes but I got to the point guys in 2012 when she was about to go to college where I said I don't want to go work at Home Depot anymore there's something else that I can do to generate some income let me see what's on this internet and I learned to sell shoes by watching a lady on YouTube and see what she did and how she did it and I just emulated it and learned along the way that's how I learned to sell on eBay I took an 80 camera and an old used laptop and made a boatload of money on eBay and eBay was huge for me nowadays there's a lot of different places where you can sell whether it be Shopify Etsy Alibaba Amazon eBay there's tons of places right now more so than there were just 10 or 11 years ago but what I found about selling on eBay something that most people don't really talk much about is I found a niche I found something that I knew a little bit about and I could learn about and I could stay in my lane on eBay I started selling things around my house but ultimately several months later I honed in on shoes I zeroed in and focused on selling men's and women's shoes on eBay so you can do this guys you can do eBay from home or another one of the platforms for selling items but of course you gotta learn the platform you gotta take clear photos you gotta understand how to upload you gotta understand how to sort of Market your products and hey I teach people how to do all of these things on eBay and I have a short ebook explaining exactly how to do it to maximize your profits and get started and I'll leave a link in the description box below to that ebook now that takes me to number seven speaking of that short ebook that I have on how to sell on eBay I sell digital products so number seven is digital products a digital product is a template or a PDF or something that is sent through the cloud or via email or somehow linked on the internet right it's something that you can upload and have for yourself and I didn't make my first digital product until I was well into my 40s when I started learning what they were but you can make a digital product about anything you can write up a cheat sheet recipes digital art planners calendars whatever it may be and you can do it on Microsoft Publisher you can do it on canva at canva.
